Comprehensive Roof Inspection
Services in Indiana

The climate of Tippecanoe County imposes substantial thermal and physical stress on commercial and residential roofing systems alike. Proactive roof management prevents minor system failures from escalating into catastrophic interior liabilities.

Post-Storm and Hail Damage Evaluations

High-velocity wind events and severe hail produce unique structural stresses that require immediate documentation for proper recovery.
The Knox Services roofing team will identify micro-tears at shingle seal lines, creased tabs, and detached perimeter drip edges. The team also trace slocalized bruising patterns across shingle mats that fracture internal fiberglass fibers, leading to accelerated granule loss. When active breaches are discovered during storm assessments, we rapidly deploy emergency tarps to stabilize the building envelope against immediate weather threats.

Real Estate Transaction and Pre-Purchase Inspections

The condition of a roofing system is a critical variable during real estate asset valuation and contractual negotiations.
We deliver unbiased evaluations of a roof's true current condition, completely separate from standard home inspection checklists. Our team will also calculate reliable projections of a system's remaining lifespan to assist buyers or sellers with capital budget planning. Finally, we provide precise line-item cost projections for any necessary immediate remediation, giving you clear leverage during transaction escrow adjustments.

Preventative Maintenance

Regular, scheduled assessments keep your building envelope operating at peak efficiency throughout its service life.
We recommend conducting checkups in spring and autumn to prepare your roofing components for upcoming seasonal extremes. The Knox Services professional roofing crew will pinpoint problematic debris blockages in valleys and internal scuppers that can retain standing water and trigger localized membrane rot. We also map the gradual wear of secondary accessories, such as plumbing boot collars, valley liners, and ventilation exhaust vents, to address issues before leaks develop.

THE ROOF REPLACEMENT PROCESS

Step 1:
Structural Foundation Evaluation

Before checking individual shingles, we verify the underlying engineering supporting the roofing assembly. We check for sag, soft spots, or bowing across the roof deck substrate between rafter Spans.

Step 2:
Structural Assessment

We check the roof deck for soft spots or wood rot that may be hidden beneath the shingles.

Step 3:
Permit Management

For major repairs involving structural changes, such as replacing rafters, Knox Services coordinates with engineering offices, like the City of Lafayette Engineering Office, to obtain appropriate building permits.

Step 4:
Remove Damaged Materials

We carefully pry up damaged shingles and flashing around the affected area. Then, we remove old nails and torn underlayment.

Step 5:
Install Underlayment and Ice/Water Shield

If water has damaged the wood under the shingles, Knox Services roofing technicians will install a new underlayment to create a moisture barrier. If necessary, we will install an ice and water shield on vulnerable areas like eaves and valleys.

Step 6:
Install Flashing and Drip Edge

Our roofing technicians may install, if necessary, a new metal drip edging around the roof perimeter and place new valley flashing where roof planes meet to prevent future leaks on vulnerable areas like eaves and valleys.

Step 7:
Install New Shingles

Knox Services will install new shingles, starting from the bottom and working upwards, ensuring they are properly secured and sealed.

Step 8:
Final Inspection

Next, the Knox Services roofing crew will perform a final walkthrough to ensure all repairs are secure and waterproof.

Step 9:
Clean Up

Finally, Knox Services will clean up debris, including old nails. Ask about debris removal when receiving your free estimate.

Our Clients Love Us

"The folks at Knox put on a new roof and new siding/gutters for us this past summer, at two different times with two different crews. We ran into a few roadblocks--like having to create a "cricket" on the roof to divert water to another direction, or having to bring in the "window guys" to stabilize old windows as new siding was going on. Matt and C'Koh just took care of it and brought in whoever needed to do the work--and they even managed to do all the work without damaging the flowers and shrubs! I would highly recommend them--excellent customer service and really nice people!"
Called Knox and set up an appointment with Heather to inspect an area of the roof with a possible hole reported to me by my gutter cleaner. Mark Savage phoned prior to the appointment to confirm appointment and arrival time. Mark found a bad area in a ridge cap and a vent pipe boot that was dry and cracking. Instead of making an appointment for a future repair he found some materials on his truck and made both repairs at that time. The charge was minimal and the problems were fixed. The whole experience with Knox was very positive. They made little to no profit on this job but created a long time customer. Now I know why you see their trucks and signs all over town. Give them a call on all your roofing needs. You want be disappointed."

ROOF REPAIR FAQ

If you’re thinking about fixing your roof, take a moment to look through our list of frequently asked questions before starting.

How do I know if I need a repair or a full replacement?

Key signs that you might need professional help include cracked, curled, or missing shingles, water stains on ceilings, or sagging rooflines. Knox Services recommends annual inspections to catch these issues before they lead to costly interior damage.

What roofing materials does Knox Services work with?

We install and repair all common roofing types, including:Composition/Asphalt shingles (using brands like GAF and Owens Corning).Metal roofing.Flat roofs.Tile and wood shake roofs.

How long does a typical repair or installation take?

Small roof repairs are typically simple and can often be finished within just a few hours. However, when it comes to larger tasks, many residential roof repairs might require a full day to complete. For more extensive projects like standard installations, the process may extend over 1–2 days to ensure everything is done properly.

What are the warning signs of a failing roof?

Look for leaks, missing or torn shingles, loose flashings, or an excess of shingle granules in your gutters. A roof reaching 20 years of age is also a prime candidate for a professional inspection.

How many layers of roofing are allowed in Indiana?

According to Indiana building codes, you are legally limited to a total of two layers of shingles. If your roof already has two layers, a complete tear-off is required before a new one is installed.

Does Knox Services help with insurance claims?

We assist clients with inspections and repairs following storm damage. It is advised to have a professional inspection and documentation (photos/video) before filing a claim to ensure it is necessary.

What is the "25% Rule" in roofing?

This common industry guideline suggests that if more than 25% of a roof's surface requires repair, it is often more cost-effective to opt for a full replacement rather than multiple patches.

Are warranties offered on repairs?

Yes, Knox Services provides warranties on their work. This typically includes a 5-year labor warranty on installations, plus various manufacturer-backed material warranties.
